He has been responsible for turning around more than 32 shopping centers that were 75% or more empty and creating enormous value for the owners by generating a 100% occupancy. Some of Mr. Siegel’s more notable deals was listing the La Fiesta Plaza a 26,000 sf center on Pacific and Florence in Huntington Park seven years ago and creating such a pandemonium that the rents there went from $1.00 sf, to $3.50 sf where they remain today. Mr. Siegel was also responsible for the listing of the La Puente Plaza a 27,000 sf center that was bought in a foreclosure and was 90 % empty. He was able to convince Subway, Sprint, and a large WIC conglomerate to move in which started the process of filling up the center. Today it is 100% full with a long list of national tenants waiting for the chance to move in. Some other notable listings was the Roosevelt Plaza 26,000 sf center on Colorado Blvd in Pasadena which he was able to fill up with tenants like Little Caesars, Sally’s Beauty Supply, Mailboxes Inc., Golf Tec, and Sign O Rama. The Rosecran’s 27,000 sf center on Downey and Rosecrans, which again was 90% empty, and again, he was able to convince notable tenants like Little Caesars Pizza, Baskin Robbins, and a 99 cent market to move in which started the process of filling up the center. Rents went from $0.65 sf to $2.00 sf today, if there was a vacancy. Recently Mr. Siegel took it upon himself to list the Von’s Center in Hesperia. When listing the project, 50% of the center was vacant including a large space of 30,000 sf. He convinced the landlord to split the unit into 3 units and leased all 3 within 4 months, to a furniture store, a Chinese buffet with 3 other locations, and a kid’s gym. He added a Jack in the Box and an American General Finance. Then, he convinced a charter school to take a larger unit and rented out the smaller one to a beauty salon; in the process raising rents from $0.75 sf to $2.00 sf. The center is now 100% occupied.
